A hold harmless waiver signed by children under 18 years
of age is not a legal or binding document. Laws prohibit a parent or guardian from the ability to sign
away the rights of a minor in their care, so we do not offer youth or
father/son hunts. All hunters must
be a minimum of 18 years old.
Our insurance does not allow us to provide food for our paying guests, but we highly recommend lunch and supper at Mac & Ernie's Roadside Eatery in Tarpley on Friday and Saturday. They accept cash or check. Guests are asked to bring food to prepare their own
meals. The lodge kitchen is
supplied with cookware, dishes and flatware.
The following are the hold harmless agreement and rules
every hunter is required to sign prior to hunting.

Agreement & Hold Harmless Release of Liability
The purpose of this agreement is to grant temporary access to the Seco Valley Ranch in Medina County, Texas (leased premises), to the below named person(s), for the time period specified, for the purpose of legally harvesting the described game animals; and release from liability and hold harmless the owners/lessors and their agents; and acknowledge and acceptance of the dangers, risks and hazards of a hunting lease.
In return for the sum itemized in this agreement, the below named person(s) is granted access to Seco Valley Ranch in Medina County, Texas, for the time period beginning _______________ and ending _______________, for the purpose of legally harvesting the following game: Price: $1,800 per hunter for an 8-9 point Whitetail buck, a minimum of 3-1/2 years of age. 10 point and greater buck hunts are priced: $2,300 per hunter for a Whitetail buck scoring up to 139 using the Boone and Crocket scoring system. $3,200 per hunter for a Whitetail buck scoring 140-149 using the Boone and Crocket scoring system. $4,200 per hunter for a Whitetail buck scoring 150-159 using the Boone and Crocket scoring system. $4,800 per hunter for a Whitetail buck scoring 160+ using the Boone and Crocket scoring system. Bucks must be a minimum of 5-1/2 years of age. Hunters must be competant in aging deer prior to entering the field to hunt. Bag limit: price includes an opportunity to harvest one mature buck, one doe or spike, and one feral hog. Additional does are $150 each and additional hogs are $50 each. NO OTHER GAME INCLUDING GAME BIRDS (TURKEY, QUAIL OR DOVE), PREDATORS, VARMINTS OR FUR-BEARING ANIMALS MAY BE HUNTED. Penalty for not observing this rule is $5,000 per incident. Seco Valley Ranch, its owners and agents retain the right to regulate and dictate the size, sex and type of game to be harvested under this agreement.
I hereby acknowledge that I have knowingly and willingly entered a hunting lease agreement, or become a party bound by the terms and conditions of a hunting lease agreement by and between myself and the lessors Davis Family Properties, DWD Longhorns, LLC and Don W. & Deborah P. Davis, owners of the Seco Valley Ranch, and/or their agent. I understand the terms, provisions and conditions of the hunting lease agreement and will abide by its terms, provisions and conditions. I further acknowledge and understand that no warranty, either expressed or implied, is made by the lessor as to the condition of the hunting lease premises, roads, buildings, gates, deer blinds or other improvements located thereon. This document is sufficient warning that dangerous conditions, risks and hazards do exist. My presence and activities on the lease premise expose both me and my property to dangerous conditions, risks and hazards, including but not limited to: poisonous snakes, insects and spiders; deer stands and blinds; rocks, erosion and general condition of the land, both on and off roadways and trails, creating rough, hazardous and dangerous driving and walking conditions; animals both wild and domestic that may be diseased and/or potentially dangerous; rapidly rising and rushing water in creeks and arroyos; persons with firearms both on or off the leased premises; and the passengership of vehicles owned and/or operated by the owners and owners' agent. I hereby state that I expressly assume all such dangers, risks and hazards. The person(s) (parents are responsible for the safety and actions of their children), entering into this agreement with Seco Valley Ranch acknowledge by their signature that hunting is an inherently dangerous activity and agree that Seco Valley Ranch, its owners and/or agents will not be held responsible for any accidents, injuries or deaths which may occur during the terms of this agreement.
I am aware that hunting activities involving firearms are dangerous and I am voluntarily participating in these activities with knowledge of the danger involved and hereby agree to accept any and all risk of injury or death. In consideration for the right to enter the leased premises, I hereby release and agree to protect, indemnify and hold harmless the lessors and respective agents and assigns from and against any claims, demands, causes of action and damages, including attorneys' fees, resulting from any accident, incident or occurrence arising out of, incidental to or in any way resulting from the use of the leased premises and all improvements thereon, whether or not caused by the lessors' negligence or gross negligence. This release applies during the time that I am permitted on the leased premises. I hereby further covenant and agree that I, my heirs, successors and assigns will not make any claim or institute any suit or action at law or in equity against the lessor or his or her respective heirs, agents, representatives, successors or assigns, forever.
I hereby further understand and agree to abide by all the rules, provisions and terms of this Hunting Lease Agreement as set forth by the Lessor's Rules. It is understood that the Lessee will be in breech of this agreement in the event that the Lessee fails to follow the terms as set forth in the rules. I further agree to abide by all state game laws as set forth by the Texas Parks & Wildlife Department. In addition to state game laws, Lessee agrees to abide by all local, state, and federal laws while on the leased premises. As the Lessee, I understand that failing to do so may void this agreement, and the agreement may than be cancelled at the sole discretion of the Lessor. In that unlikely event, I further agree to forfeit any and all present and future fees and claims to the leased premises in regards to the remaining term of the original agreement.
As used in this release, the terms I, my person and myself include minors in my care while on the leased premises.

Seco Valley Ranch Hunters' Rules & Regulations
1.
No firearms (loaded or unloaded) are allowed inside the lodge. They must be left in the hunters' vehicle.
2.
A valid Texas hunting license is required to be shown and recorded prior to entering the field to hunt. The hunter must be in possession of his/her license at all times while hunting.
3.
No hunting is permitted in any areas not specified by the owner/agent. No hunting is ever permitted in the hay pasture to the South of the Guest Lodge or within 500 yards in any direction of the ranch headquarters.
4.
No hunter may enter the hunting areas without the knowledge and/or consent of the ranch owner or his/her agent.
5.
First Time Hunters: For their own safety, hunters must remain in or near their appointed hunting blinds until the guide returns to pick them up. Hiking about the pasture and/or crossing fence lines is strictly forbidden during hunting hours.
6.
All game harvested must be legally tagged and checked in at the lodge. No varmint hunting is permitted. The natural balance of predator and prey wild species on this property protects our livestock from predation. This is an Animal Welfare Approved farm. We demand from ourselves and our guests respect and compassion for all life forms. No recreational spotlighting, chasing or tormenting of animals is permitted. To enforce this rule we impose a $5,000 fine per incident.
7.
No alcohol may be consumed prior to entering the field to hunt. No one in an intoxicated state is permitted to roam the pastures on foot or by vehicle.
8.
First time hunters: No motorized recreational vehicles are permitted on the ranch and driving of Guests' vehicles is restricted to the main road in from the front gate to the guest lodge. Returning Hunters may make arrangements to bring their own ATVs or use their vehicles and waive the services of a guide.
9.
Hunters are responsible for cleaning up their own mess (dishes, trash, etc. from the lodge), and no trash may be left in the hunting blinds or pastures. All garbage must be bagged. Garbage in excess of what will fit in the kitchen can should be placed in the outside receptacle between the kitchen door and game cooler. The owners will haul garbage to its pick up location in Tarpley after Guests' departure. Clean towels and bed linens are provided in the lodge prior to Guest arrival. Maid service is not available. Prior to leaving, Guests are asked to remove all food including perishable food items in the refrigerator and oven, and wash dishes. It is not necessary for Guests to strip beds or sweep floors before leaving.
10.
This cabin was built in the 1940's as lodging for hunters. It is "rustic" in the true sense of the word and we see no need for improvement. We hope you enjoy your stay in our authentic Hill Country cabin. The windows are drafty causing the cabin to be warm in the summer and cold in the winter. We recommend bringing appropriate clothing. We have added central AC and heat, to make your stay more pleasant. We employ cats to control our mouse population. If you are allergic to dust, mold or cats, you will not be comfortable here.
11.
No smoking is allowed inside the lodge, but permitted outdoors. All cigarette butts must be picked up and properly disposed of. The remains of the outdoor fire pit located near the stone picnic table is an acceptable disposal site. Please do not empty ashtrays or place cigar or cigarette butts in the indoor garbage cans. Under no circumstances should any smoking material be tossed on the ground while Guests are in the pastures (even if extinguished), they should instead be placed in a pocket and returned to the lodge.
12.
Guests are asked to familiarize themselves with the location and proper use of the fire extinguisher in the kitchen and have a procedure plan in case of emergency. EMS service is available in Utopia, Bandera and Hondo--all a minimum of 30-45 minutes-drive from the ranch. Life threatening emergencies should be referred to AirLife out of San Antonio. They may be called directly (800) 247-6428, and given our GPS coordinates posted by the telephone in the guest lodge. The patient will be picked up in the open pasture in front of the guest lodge. Flight time from take-off is approximately 20 minutes. The patient will be taken to either University Hospital or Wilford Hall USAF Hospital in San Antonio. Payment of all fees is the responsibility of the family of the patient in flight within 30 days of receipt of the AirLife bill. The nearest hospital for non-life threatening injuries or illnesses is Medina Community Hospital in Hondo. They have a newly updated ER. Additionally, there are Sid Peterson Hospital in Kerrville, Methodist Medical Center in Boerne, and University Hospital in San Antonio.
13.
A telephone is available in the guest lodge but long distance calls are restricted to toll-free numbers. Cell signals are unreliable on the ranch. AT&T cellular service is available in Tarpley. It is suggested Guests bring along a calling card if they need to call areas other than the local Bandera or Tarpley exchanges. The lodge number is (830) 562-3361. Emergency numbers are posted by the lodge phone.
14.
Any person violating the laws of the state of Texas will be escorted off the ranch and will forfeit all rights and fees.
15.
Any services not outlined in this agreement are subject to additional fees at the discretion of the owners/owners' agent.
I have read and understand the above outlined regulations and my party and I will abide by them. I agree to pay in full any and all medical expenses incurred during my stay at the Seco Valley Ranch.
